Welcome to your new home! Here is some information to help your move go as smoothly as possible.
If you’re responsible for the electric, gas, cable, and internet utilities and you have not already set these up, here are some options for the providers in the area:

Please text/call at 608-217-1547 or email firstname.lastname@example.org to set up a time to pick up the keys. Key pick-up is between 1:00-6:00pm the day before move in. Keys must be picked up at our office at 131 W. Wilson St. #503. Your keys will be sanitized and in a clearly labeled envelope.
We expect that all sets of keys be returned at the end of the lease. There is a $50 fee if keys are lost or stolen since we’ll need to re-key the property for your safety and the safety of the other residents.
Your move-in day is on the first page of your residential rental contract. Move-in time starts at 12:00 pm to allow our staff sufficient time to clean the property. We want to make sure we turn it over to you in great condition. You are not allowed to move in before the date or time on your lease.
Along with your lease, a move-in checklist was provided that needs to be completed and returned to us within 10 days from move in. Remember to sign the checklist and be as detailed as possible. At the end of the lease, we’ll review the checklist to check for any damages above normal wear-and-tear.
You should have already paid your security deposit and first month’s rent and set up your Buildium account. Your next payment will be due on the 1st of next month. If you have any questions about paying rent with Buildium, please call/text/email.
Payments are due on the first of the month. Anything received the fourth of the month or after is considered late and will be subject to a late fee.
If there is a maintenance issue or a necessary repair, please notify us as soon as you notice the problem. We’ll schedule a repair and notify you when it will be fixed.
For any maintenance emergencies, please call me directly at 608-217-1547. For other emergencies, please call 911.
Garbage and Recycling is picked up by the City of Madison, Waste Management, or a different waste company. Please remember to only recycle items that should be recycled. If you’re responsible for bringing the bins to the curb once a week, please contact us regarding which day that is. Keep the areas around the bins as clean as possible to avoid pest problems, odors, and an unappealing aesthetic.
Laundry Room and Storage Locker
Whether you have laundry in your unit or in the building, please keep this area clean. Dispose of empty detergent bottles, used fabric softener sheets, etc. If there is no garbage can provided in the laundry area already, let us know and we’ll provide one. Reach out to us right away if there is a maintenance issue with a washer or dryer. The sooner we know, the sooner we can get it fixed. If you have a storage unit included with your unit, make sure it is completely empty upon your arrival. If not, email/text/call us and we will remove the abandoned items. You must provide your own padlock for your storage unit.
Parking for each unit is unique. Call/email/text us if you have any questions regarding the parking at your particular unit.
Condition of the Property
We want to ensure you have a welcoming, warm, and safe home. Before any tenant moves in, we repair anything that may have been broken during the prior tenant’s residency. We also hire a professional cleaning service before you move in. It is important to us to provide a fresh start for you. We do expect that the property, at the end of the lease, is left in the same condition as when you move in.
